Terms of service

Last updated August 17, 2026

These terms cover your use of The Early Watch. We have kept them short and in plain English on purpose — if anything here is unclear, email hello@theearlywatch.com and we will explain it.

Who you are contracting with

This service is operated by The Early Watch. Questions about these terms go to hello@theearlywatch.com, and we answer within one business day.

What you pay, and how to stop

You subscribe to counties, not to a plan — the price depends on the size of the county, and how many you hold decides your monthly allowances. Billing is monthly unless you choose to pay for a year up front. You can drop a county or cancel entirely at any time from Settings → Plan & billing. When you cancel you keep access until the end of the period you have already paid for; we do not bill you again after that.

Who may use your login

A subscription is for one named person. Higher tiers include additional seats — each seat is its own login. Sharing one login between people, reselling the data, or passing exports outside your business is not allowed. Exports carry a watermark tied to your account, and we enforce this in stages: a warning first, then a rate limit, then suspension.

What you may use the data for

  • Finding and researching property to buy, and contacting owners about selling.
  • Not allowed: anything regulated by the Fair Credit Reporting Act — deciding on credit, employment, insurance, or whether to rent to someone. Also not allowed: harassment, and calling numbers on the Do Not Call registry where the law requires consent first.

How accurate the data is

Every record mirrors a public source and carries its case number so you can check it yourself. We show you when each county was last read, and we fix mistakes quickly when we find them — but records can be wrong, incomplete, or out of date at the source. Verify before you act on any one of them. This is information, not advice: we are not your lawyer, your agent, or your appraiser.

Your data

Your saved searches, notes and lead statuses belong to you. We do not sell them and we do not use them to fill anyone else's results. If you cancel, email us and we will export or delete your workspace.

Liability

The service is provided as-is. To the extent the law allows, our total liability to you for any claim is limited to what you paid us in the 12 months before it arose. We are not liable for lost profits or for a deal that did or did not happen.

Changes to these terms

If we change anything that materially affects you, we will email you before it takes effect, and the date at the top of this page will change.
